 Urgent Tenancy Repairs during the holiday period

What Is an Urgent Repair?

The following issues are legally defined as urgent repairs.

  • Burst water service

  • Serious water leak or water fixture failure causing significant water loss

  • Blocked or broken toilet

  • Serious roof leak (SES)

  • Gas leak

  • Dangerous electrical fault

  • Flooding or serious flood damage (SES)

  • Serious storm, fire or impact damage (SES)

  • Failure or breakdown of gas, electricity or water supply

  • Failure or breakdown of essential services or appliances provided with the property (e.g. hot water, cooking)

  • Any fault or damage making the premises unsafe or insecure

  • Damages as the result of a storm (SES)

If you have an urgent repair during this period please email rentals.standrews@ljhooker.com.au. If you are unable to contact us, and it is an emergency as listed above please contact the emergency trades emailed to you in December 2025.

ONLY CONTACT AN EMERGENCY TRADESPERSON IN AN EMERGENCY

If the issue is not urgent, please do not call a tradesperson.
Tenants who arrange non-urgent repairs may be responsible for the invoice, in accordance with tenancy law.

Non Urgent Repairs

Our office will resume normal trading on Friday, 2 January 2026, and all non-urgent repairs will be attended to from that date.
